I have a Lancity cable modem and it is very slow. I can download only at 35Kb rate which is unacceptable. Do you know what might be the problem with this cable modem? Or the problem is with my internet service provider. I hope you will answer me soon. Thank you in advance.

Hello. I think that your problem lies with the modem. Lancity is out of cable modem business for a long time so I guess that your modem is severely outdated. There are no new firmware for a long time so your best option will be to buy a new cable modem that is supported. I hope I have helped you a little bit.
